How much does it cost?

The following rates are for a Standard Home Inspection of a single family residence.  These rates are effective as of February 1st, 2010. The inspection fee includes inspecting and checking over 500 items and a custom computer-generated written report complete with photographs. 

All inspections  include a wood-destroying organism (WDO) and termite inspection. Your lender may require a specific form be completed to satisfy their requirements (i.e., VA, FHA, and conventional financing).  We are happy to provide that form at no additional charge.

• Homes up to 2,000 square feet:  $375.00. 

• Homes 2,000 to 2,600 square feet:  $397.00.

• Homes 2,600 to 3,000 square feet:  $425.00. 

• Homes 3,000 to 4,000 square feet:  $497.00.

What about Re-inspections?

During our inspections and in our reports we recommend that all repaires and/or corrections be done by licensed, experienced and competent tradespersons.  All receipts, warranties and guarantees for the work performed should be given to you prior to closing on the real estate transaction (you have to ask for this!).  We are avaialble to check any work, go over the receipts, etc. of the work done for $125.  The fee is based on our costs for travel and time spent re-inspecting.

What about just doing a pest inspection?

A pest only inspection includes checking many important items--the siding, foundation, attic and crawl space, plumbing leaks.  It doesn't check the electrical system, the plumbing system, the heating system, appliances, doors, windows, structural problems not related to wood-destroying organisms, etc.. 

It's important to understand that a stand alone pest inspection is not a home inspection.  Many lenders will ask for a pest inspection.  That is one of the reasons why we include it with our Standard Home Inspection.

Often times people think they don't need a full inspection; we have found, however, that once we get to the inspection and start noticing other items that the home buyer wants the thorough Standard Home Inspection.
